A little about me....first of all, I want you to know I love what I do! I have always had a "knack" for design, helping my friends and family with room design and color choice.

However its not just the creativity of design that I enjoy but the opportunity to help, making a buyer fall in love with your house or making you fall in love with your home! Your home is your own personal castle and you should love it!

WHAT IS REAL ESTATE HOME STAGING?

Simply put, home staging is the art of preparing a house for resale maximizing your home's potential by emphasising its positive qualities. First impression is the key factor in selling your house and you only get one chance to make a first impression! A well staged house creates a positive first impression.

This is especially important in a tough market.
Why?

Use of the Internet to search for a home has risen dramatically over time, increasing from only 2 percent of buyers in 1995 to 77 percent in 2005. Consumers skip over homes without photos. Further, most search engines are designed to favor homes with virtual tours and photos. In addition, homes with the most pictures and virtual tours had fewer days on the market than the ones without. *

It is vital to have a beautifully presented house in these photos and virtual tours to even have a showing in a slow or difficult market. With many homes to choose from why would a potential buyer look at a home that doesn't show well on initial Internet photos and/or virtual tour?

• Clean! Scrub from top to bottom.
• Have your house inspected; repair items noted.
• Professionally stage your home, inside and out.
• Paint the front door, spiff up landscaping and have the lockset checked/oiled for easy entry.
• De-clutter, renting a storage unit if necessary.
• Add a second bathroom.
• Be prepared! Showing calls can come with 10 minutes lead time.
• Remember that pricing is key. If you're upside down, speak with your lender to see if he or she would consider options such as writing a personal loan for the difference owed or taking a short sale. (If going this route, speak with a real estate attorney.)
• Consider options, such as renting.
• Be patient.

Scheduling a Consultation $125.00

When an appointment is made I will come to your home and discuss what you would like to achieve. Then based on our discussion I will do a tour of the rooms or room with you, taking notes. From this information I will make recommendations to you based on our discussion to help you achieve the look you want.

I can also make recommendations to you on the areas that could still use further improvements i.e., painting, additional accessories, lighting, etc. You may eventually add them as your budget allows.

Interior Redesign price is by a room by room basis and is determined after our consultation based on your needs

Additionally, I do Color Consulting and love helping you pick out a new and exciting color change(s) for any room(s).

Color Consultation is billed on a hourly basis

Interior Redesign

Scheduling a Consultation $125.00

When a appointment is made I will come to your home and discuss what you would like to achieve. Then based on our discussion I will do a tour of the rooms or room with you, taking notes. From this information I will make recommendations to you based on our discussion to help you achieve the look you want. If you decide to hire me, $40.00 of your consultation fee is deducted from your interior redesign fee.

I can also make recommendations to you on the areas that could still use further improvements (i.e., painting, additional accessories, lighting, etc) and you can eventually add them as your budget allows.

Additionally, I do Color Consulting and love to help out pick out a new and exciting color change for any room. Services can be of a hourly or room basis.

Hourly rate is $40.00
Room rate is determined by room size
